    Basement Underpinning in Mississauga

Engineered underpinning and lowering for Mississauga homes, planned around the building permit from the start.

Basement underpinning extends the foundation down to a deeper, stable bearing level. Basement lowering digs out the floor so the room gains ceiling height. The two are often done together, because the footings have to go deeper before the floor can.

Homeowners usually consider this work to add headroom, to finish a basement that was built too shallow, or to address a foundation that needs more bearing. It is structural work, so the scope starts with an engineer, not a price.

    How the work is planned

A structural engineer assesses the existing footings, the soil, and the loads on the walls. The engineer produces drawings that show the sequence, the depth, and the bracing needed during excavation.

The building permit follows the drawings. Excavating under a wall is done in short sections so the building stays supported, and each section is poured and cured before the next one starts.

    • Engineered drawings and a site assessment before pricing.
    • Building permit and inspections at the stages the municipality requires.
    • Drainage and a sump added to the new work when water is present.
    • Restoration of floors, finishes, and utilities after the lowering is complete.

    Planning costs

Foundation underpinning is commonly planned at $15,000–$30,000 CAD, before tax. That range is a planning figure from our cost guide. The final price depends on the length of wall, the target depth, soil conditions, access, and whether the floor is lowered at the same time.

Permits, engineering, and finishing work are often priced separately. Check the Ontario cost hub for how these items usually appear in a quote.

    Permits and municipal review

Structural changes such as underpinning usually need a building permit and engineered drawings. In Toronto, City building staff review structural underpinning and some drainage changes, and the permit responsibility should appear in the written quote.

Requirements differ between municipalities. Confirm the permit path with your city’s building department before work starts.

Where underpinning is not the answer

If the main problem is water entering through a crack or a joint, a leak repair or drainage system may solve it at a lower cost. Underpinning fixes the structure, not the water path. Ask your contractor to separate the two in the quote.

    Underpinning quotes: what to compare

Underpinning changes the structure under your home. Quotes should describe the engineering, the permit path, and the drainage work, not only a price per foot.

    • Ask for an engineer’s assessment or drawings before comparing prices, so every quote scopes the same wall lengths and depths.
    • Confirm who pulls the building permit and who pays for engineering and inspections.
    • Check whether drainage, a sump, and waterproofing of the new footing are included or priced separately.
    • Ask how the crew will protect the existing foundation, neighbouring structures, and utilities during excavation.

    Common questions

Not by itself. Underpinning deepens or strengthens the footing. If the home also has water entry, the quote should include drainage and waterproofing of the new work. Ask how the water path will be managed.

In most cases yes. Underpinning changes load-bearing structure, so building departments usually expect engineered drawings. Confirm the requirement with your municipality and your contractor.

Underpinning extends the foundation down to a deeper bearing level. Basement lowering removes the floor slab and digs the floor deeper, usually with the footings underpinned first. Both are often needed together to add headroom.
