    Why does my basement leak after heavy rain?

    Rain-only leaks point to surface drainage, window wells, cracks, or an overwhelmed perimeter drain.

    A basement that leaks only after heavy rain usually means water is collecting around the foundation faster than the drains can carry it away. Common causes are grading that slopes toward the house, short or clogged downspouts, a foundation crack, a flooded window well, or weeping tile that cannot keep up. The spot where water appears is the clue, not a single product.

    Keep people off wet floors if outlets are nearby. Photograph where water entered and note how long after the rain it appeared. Extend downspouts, clear window wells, and check that soil slopes away from the wall before you approve excavation.

    Why does my basement leak only when it rains?

    Rain-only leaks mean the drainage system is overwhelmed or water is being directed at the foundation. Constant seepage is a different problem and often points to groundwater or a high water table.

    Is a rain leak an emergency in Ontario?

    Standing water near electrical equipment, sewage odour, or a bowed wall is urgent. A damp corner after a storm still needs a diagnosis before the next rainfall, but it is not automatically a flood cleanup.
